Contract Signed

NThe Buyer and Seller agree on an offer price, on additional terms like financing and a home inspection period and set a closing date.
From start to finish, Miami Title Group will keep you up-to-date on how your transaction is progressing to make sure you close with no surprises.

Title and Lien Search

NMiami Title Group conducts a title search to identify ownership history and any title issues, and then summarizes it in a title insurance commitment.
We also conduct a lien search with the city and county to uncover any issues such as open permits that the Seller or a prior owner failed to complete or violations associated with the property that may have
substantial financial repercussions.
During this time we frequently order items such as association estoppel letters, the Seller’s mortgage payoff and surveys and will work with the Buyer’s Lender, if applicable, to assist in preparing the loan
requisites for the bank.

Prepare to Close

NMiami TItle Group prepares the legal documents necessary to complete the purchase of your home.
We then schedule the closing with you and all the other interested parties such as the Seller, realtors and lenders involved in the transaction.

Closing Day

NOn Closing Day, we sign all the paperwork, collect all the money from the Buyer and Lender, and prepare all the documentation for recording in the public records of the county to make the purchase and sale complete.
After everything is finalized with the Buyer and Seller we then record the documents completing the transfer such as the deed, mortgage, affidavits and any other relevant documents required to be recorded for the transaction and we finally disburse the funds received for the benefit of the Buyer to the Seller, realtors, insurance companies, tax authorities and banks satisfying outstanding mortgages. From this point the Buyer is covered by a title insurance policy and your transaction is complete and it’s time to enjoy your new home.
